Khao Thai Isan, a new restaurant specializing in Thai tapas, is set to open at The Mitchell, part of the Centennial Yards development in Downtown Atlanta. The restaurant is the latest project from sisters Niki and Tanya Pattharakositkul, who have previously opened several other Thai dining establishments in the Atlanta area.

The menu will focus on small plates inspired by the street food of Thailand’s Isan region, along with cocktails and beer options. According to Niki Pattharakositkul, “In Thailand, when people meet each other, rather than saying ‘hi’ or ‘how are you,’ they say ‘Gin Khao Mai,’ meaning ‘have you eaten yet?’ We wanted to bring that same sense of welcoming and community to anyone who dines at Khao Thai Isan. The restaurant is our way of saying ‘hello’ to Downtown Atlanta, as this will be our first venture in the area.”

Khao Thai Isan will occupy approximately 5,000 square feet at the base of The Mitchell, which features 304 apartments and 16,000 square feet of retail space. The design includes a large outdoor patio intended to reflect the energy of Isan’s street food scene. Both interior elements and branding will incorporate motifs from the kratip—a traditional sticky rice container from Isan.

The opening is planned ahead of the 2026 FIFA World Cup. Located near Mercedes-Benz Stadium and State Farm Arena within walking distance of the Entertainment District at Centennial Yards, Khao Thai Isan joins an expanding roster of venues in what is becoming a major destination for entertainment and dining in the Southeast. Major tenants like Live Nation and Cosm have already committed to Centennial Yards. CIM Group created Centennial Yards Company as owner and master developer for this project.
